The Marriott Bonvoy American Express Card adds Silver Elite status and 15 Elite Night Credits each calendar year: 10 rental nights are then enough to reach Gold status.

How many points does a Homes & Villas rental earn?

Every US$1,000 of rent earns between 5,000 and 8,750 points, depending on your status. Homes & Villas awards 5 base points per eligible US dollar, and your status adds a bonus on that same amount.

Every rental night counts toward your status

Each night in a Homes & Villas rental earns 1 Elite Night Credit, just like a hotel night. Marriott Bonvoy Elite Night Credits add up over the year toward these tiers:

  • Silver Elite: 10 nights
  • Gold Elite: 25 nights
  • Platinum Elite: 50 nights
  • Titanium Elite: 75 nights
  • Ambassador Elite: 100 nights and US$23,000 in qualifying spend

With the Marriott Bonvoy American Express Card, the card's 15 annual Elite Night Credits plus 10 rental nights make 25 nights: Marriott Bonvoy Gold status, with its 25% bonus on your next rentals. A 5-night ski trip over March Break and 5 nights at a lake in summer are enough.

The card to pay for a Homes & Villas rental

The same rental earns Marriott Bonvoy points from two sources: the platform and your card. The Marriott Bonvoy American Express Card brings:

  • Silver Elite status, so the 10% bonus on rent;
  • 15 Elite Night Credits each calendar year;
  • 2 points per dollar on the rental amount charged to the card.

Paying for a rental with Marriott Bonvoy points

Paying for a rental with Marriott Bonvoy points starts at 1,000 points, combined with a card payment. Three rules apply:

  • a minimum of 1,000 points per booking;
  • booking at least 3 days before check-in when you use points;
  • no Free Night Awards or Marriott Bonvoy gift cards.

To judge the value you get, divide the amount deducted by the number of points used. Below 0.9¢ per point, our valuation, a Marriott Bonvoy hotel night usually gets more out of your points.

Cancellation and listing policies

Most Homes & Villas policies give a full refund on a booking cancelled within 48 hours. In California, the window drops to 24 hours, for a booking made at least 3 days before check-in. Points used are refunded on the same timelines.

Does the Amex card's Free Night Award work on Homes & Villas?

No. Homes & Villas accepts major credit cards and Marriott Bonvoy points, but not Free Night Awards or Marriott Bonvoy gift cards.

Do you need to be a Marriott Bonvoy member to earn points?

Yes. Points and Elite Night Credits go to the account of the member who pays for the booking. Joining Marriott Bonvoy is free.

When do points and Elite Night Credits post?

According to the platform's terms, standard points and Elite Night Credits for an eligible stay are expected to post within 72 hours after the stay ends. Promotional bonus points follow the timeline set out in each offer's terms.

Can you earn points on two rentals for the same dates?

Not in two different cities. The Homes & Villas terms of service rule out earning points or benefits at several homes in different cities for the same stay dates.

When is the security deposit refunded?

The deposit is collected at booking or by the management company after confirmation. It is refunded automatically 7 days after departure if there is no damage claim.

How old do you need to be to book?

At least 18, or older where local regulations require it.
