Homes & Villas in Canada: What a Rental Earns in Marriott Points
Loading article…
A Homes & Villas by Marriott Bonvoy rental earns 5 Marriott Bonvoy points per US dollar of rent, plus a 10% to 75% bonus based on your Elite status. Every night you rent also counts as an Elite Night Credit toward your Marriott Bonvoy status.
The Marriott Bonvoy American Express Card adds Silver Elite status and 15 Elite Night Credits each calendar year: 10 rental nights are then enough to reach Gold status.
Homes & Villas by Marriott Bonvoy brings together houses, chalets and condos run by professional rental management companies. In Canada, the platform lists hundreds of them, from Whistler and West Kelowna to Mont-Tremblant and Lanaudière.
How many points does a Homes & Villas rental earn?
Every US$1,000 of rent earns between 5,000 and 8,750 points, depending on your status. Homes & Villas awards 5 base points per eligible US dollar, and your status adds a bonus on that same amount.
| Marriott Bonvoy status | Bonus on rent | Points earned | Estimated value |
|---|---|---|---|
| Member | None | 5,000 | $45 |
| Silver Elite | 10% | 5,500 | $49.50 |
| Gold Elite | 25% | 6,250 | $56.25 |
| Platinum Elite | 50% | 7,500 | $67.50 |
| Titanium and Ambassador Elite | 75% | 8,750 | $78.75 |
The estimated value uses 0.9¢ per point, Milesopedia's valuation of Marriott Bonvoy points.
Example: a Whistler vacation rental booked for a week at US$2,000 in rent earns a Silver member 11,000 points, about $99 at our valuation.
Every rental night counts toward your status
Each night in a Homes & Villas rental earns 1 Elite Night Credit, just like a hotel night. Marriott Bonvoy Elite Night Credits add up over the year toward these tiers:
- Silver Elite: 10 nights
- Gold Elite: 25 nights
- Platinum Elite: 50 nights
- Titanium Elite: 75 nights
- Ambassador Elite: 100 nights and US$23,000 in qualifying spend
With the Marriott Bonvoy American Express Card, the card's 15 annual Elite Night Credits plus 10 rental nights make 25 nights: Marriott Bonvoy Gold status, with its 25% bonus on your next rentals. A 5-night ski trip over March Break and 5 nights at a lake in summer are enough.
The card to pay for a Homes & Villas rental
The same rental earns Marriott Bonvoy points from two sources: the platform and your card. The Marriott Bonvoy American Express Card brings:
- Silver Elite status, so the 10% bonus on rent;
- 15 Elite Night Credits each calendar year;
- 2 points per dollar on the rental amount charged to the card.
American Express reserves its 5 points per dollar rate for eligible purchases at participating Marriott Bonvoy hotels. For a Homes & Villas rental, plan on 2 points per dollar.

Would you rather pay for the rental with points? The TD First Class Travel Visa Infinite Card earns 2 TD Rewards Points per dollar on all purchases. TD lets you apply those points to travel booked outside Expedia For TD once the transaction posts to your account. Income required: $60,000 personal or $100,000 household.
Paying for a rental with Marriott Bonvoy points
Paying for a rental with Marriott Bonvoy points starts at 1,000 points, combined with a card payment. Three rules apply:
- a minimum of 1,000 points per booking;
- booking at least 3 days before check-in when you use points;
- no Free Night Awards or Marriott Bonvoy gift cards.
To judge the value you get, divide the amount deducted by the number of points used. Below 0.9¢ per point, our valuation, a Marriott Bonvoy hotel night usually gets more out of your points.
A worked example: a four-bedroom townhouse in Mont-Tremblant, booked for two nights in October 2026 and billed at $881 CAD all in, can also be settled with 113,195 points. Each point is then worth 0.78¢, below our 0.9¢ valuation. Earning drops as well: a booking settled with points earns far fewer points than the same booking paid by card.
When paying a rental in points makes sense: in three situations the trade is worth it, even at 0.78¢ per point.
- Your points are sitting idle with no hotel stay in sight: a balance you never spend is worth nothing.
- No Marriott hotel fits the trip: four bedrooms, a kitchen, a chalet at the foot of the slopes.
- Cash is what decides the trip, and the rental would not happen otherwise.
Outside those three cases, pay the rental by card. You collect the platform's points and your card's, and your balance stays available for a hotel night, where it usually clears 0.9¢. There is also a middle road: apply part of your points, from 1,000 up, to shave the bill without emptying the account.
